Federal Realty Investment Trust is an equity real estate investment trust specializing in the ownership, management and redevelopment of high quality retail assets. Federal Realtys portfolio (excluding joint venture properties) contains approximately 18.2 million square feet located primarily in strategically selected metropolitan markets in the Northeast, Mid-Atlantic, and California. In addition, the Trust has an ownership interest in approximately 1.0 million square feet of retail space through a joint venture in which the Trust has a 30% interest. Our operating portfolio (excluding joint venture properties) was 94.0% leased to national, regional, and local retailers as of June 30, 2009, with no single tenant accounting for more than approximately 2.6% of annualized base rent. Federal Realty has paid quarterly dividends to its shareholders continuously since its founding in 1962, and has increased its dividend rate for 42 consecutive years, the longest record in the REIT industry. Federal Realty is an S&P MidCap 400 company and its shares are traded on the NYSE under the symbol FRT.Summary of Responsibilities:We are seeking a business-oriented attorney with strong retail leasing experience and the ability to provide legal support on operational real estate issues for a 2.6 million square foot portfolio of predominantly grocery anchored strip shopping centers and urban lifestyle properties located in the San Francisco Bay area and in Southern California. This position will serve as West Coast Counsel in the 40-person, full-service California office of a publicly traded Real Estate Investment Trust that owns, operates and manages approximately 18.1 million square feet of high quality retail assets in the Northeast, Mid-Atlantic and California.Responsibilities:Retail leasing responsibilities include: Reviewing, drafting, negotiating and managing the process for new leasesand supplemental documents from initial preparation through signing.Communication and interaction with the companys leasing, development, property management, lease Administration, tenant coordination and marketing departments as well as tenants, their counsel and brokers. Interface and management of outside counsel as necessary and appropriate. Performing legal research, as necessary on leases and other real estate matters.Oversight of legal matters that impact operating retail properties to include: Review and negotiate various real estate documents that may include access agreements, easement agreements and related documents for development. Review and negotiate contracts with outside vendors, consultants and other thirdparties for development, property operations, property management and marketing. Prepare, review and negotiate broker agreements and confidentiality agreements for leasing. Counsel and advise property operations and leasing on landlord-tenant disputes, contract disputes and other operational disputes.Required Skills and Qualifications: College degree and J.D. degree from an accredited law school Licensed to practice law in the State of California Five (5) to seven (7) years experience in negotiating and drafting leases and other operational real estate documents. Litigation or litigation management is a plus. Strong computer skills. Accuracy and attention to detail Strong organizational skills and ability to prioritize pending work and deal with time sensitive issues in an effective manner. Strong legal analysis, writing and oral communication skills. Strong interpersonal skills with the ability to establish positive relationships at all levels inside and outside the company.
