Job Title:  Maintenance & Facilities Manager

Department:  Maintenance 

Reports to:  Plant Manager

Classification:  Exempt                                      


Job Summary

Provide leadership and management support to the Maintenance and Facilities Departments  including the Tool Crib.   Responsible for the safe and cost effective maintenance, repair and/or replacement of plant equipment, systems, and physical facilities, ensuring maximum production quantity and quality while supporting the policies, goals, and objectives of the company.  Develops and drives PM/TPM objectives throughout the facility to optimize production efficiencies and has implementation and management responsibilities for all related equipment requirements which includes required safety practices, e.g. LOTO for the plant and facilities.

Job Responsibilities

  • Participate in objective setting, plan development and performance review of plant performance.
  • Initiates, implements, and manages the plant maintenance program based on best practices with an emphasis on planning/scheduling and preventive/predictive maintenance.
  • Monitors the use and inventories of spare parts, maintenance supplies, and equipment and initiates reordering when necessary.
  • Oversees, maintain, and repairs maintenance shop equipment and facilities.
  • Establishes and maintains a computerized maintenance management system for tracking work orders, spare parts, and maintenance history of plant equipment.
  • Prepares reports, analyzes data, and makes recommendations for improving plant operations and solving maintenance-related problems.
  • Supervises plant maintenance personnel.
  • Ensures that maintenance technicians are adequately trained, equipped, and motivated so that the maintenance program can be accomplished in a safe, timely, and cost-effective manner.
  • Communicates regularly with all maintenance personnel, both individually and as a group, to ensure good communication concerning maintenance issues.
  • Assists with the selection and hiring of maintenance personnel.
  • Maintains and updates operating and training manuals for the maintenance department.
  • Ensures that all maintenance personnel are trained on the most updated version of the operating procedures.
  • Monitors operation of plant equipment, systems, and the physical facilities. Initiates and carries out projects that improve efficiency and/or reduce operating costs utilizing the current continuous improvement system within the plant.
  • Tracks, analyzes and improves key maintenance parameters such as asset utilization, maintenance cost, PM compliance, schedule compliance, etc.
  • Maintains safety, health, and environmental policies and procedures.
  • Ensures city, county, state, and federal regulations relating to the maintenance department are met at all times.
  • Directs, maintains, and enforces the safety program for the maintenance department; reviews safety records to uphold standards of maximum safety for all maintenance technicians.
  • Communicates directly with the Operations to coordinate maintenance and repair work in process areas.
  • Implements programs and procedures required to ensure plant cleanliness and 5S compliance plant-wide and within own department.
  • Assists with site capital planning and implementing plant improvements and expansions.


Safety Responsibilities

Management personnel are responsible for their individual compliance to specified safety rules and ensuring that they are being followed within their areas of responsibilities.  Management is responsible for day-to-day leadership and close observations of supervisors and employees under their direct supervision.  Management personnel will be accountable for individual compliance, as well as for, ensuring safety rules and practices are developed and followed within their areas of
responsibility.  Management responsibilities include, but are not limited to, the following:

  • Make safety a part of daily discussions with employees.
  • Driving incident investigations and preventive actions.
  • Provide consistent leadership by following appropriate safety rules and procedures.
  • Recognize and facilitate the elimination of any unsafe acts or conditions within the facility.
  • Notify the Environmental, Health and Safety Manager for representative or assessments and involvement when new operations, procedures, chemicals or equipment are introduced into the facility.
  • Report all near-misses, incidents, injuries, illnesses, including mobile equipment and property damage.
  • Responsible for driving accountability inherent to GSI policies and procedures.
  • Participate in safety audits and assessments and take corrective action when necessary.


Essential skills


Bachelor’s Degree in Maintenance, Electrical Engineering, or related technical field required.


Qualifications and Experience

  • Five to seven years of progressive leadership and management experience within a manufacturing environment required.
  • Working knowledge of implementing LEAN in a Maintenance organization or within a manufacturing plant.  Lean certification preferred.
  • Certification in TPM and Reliability Engineering preferred.  Working knowledge of plan based maintenance and TPM required.
  • Extensive experience with repairs and maintenance of manufacturing equipment in a steel fabrication environment as well as the management and maintenance of plant systems and physical facilities.
  • Must be able to think and act both strategically as well as tactically.
  • Intermediate to advanced proficiency with Microsoft Office (particularly MS Word, MS Excel, MS PowerPoint).
  • Excellent oral/written communication skills, including excellent interpersonal skills, and relationship-building across functions.


Supervisory Responsibility

This position directly, and indirectly, manages exempt and non-exempt maintenance personnel.


Work Environment

This job operates in both a professional office and manufacturing environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.


The employee is exposed to a variety of extreme conditions in the work environment. The noise level in the work environment can be loud. The employee is exposed to a variety of extreme conditions including temperatures ranging from 40°F to 105°F. 


Physical Demands

The physical demands here are representative of those that must be met by an employee to successfully perform the essential job functions of this job.


While performing the duties of this job, the employee is occasionally required to sit; climb or balance; stoop, kneel, crouch or craw and frequently required to use hands and fingers to handle or feel; reach with hands or arms; and work on or around manufacturing equipment. The employee must be able to stand for extended periods of time.


Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.


The employee must occasionally wear personal protective equipment (i.e. eye protection, hearing protection, safety shoes, gloves, sleeves, etc.)



This position requires minimal travel, no more than 15%.  Most travel is within the local area and occasionally travel is overnight.
